To make your savings goal specific, consider setting a target amount, such as "putting $10,000 into my emergency fund". This allows you to have a clear objective to work towards.

Next, make sure your goal is measurable so that you can track your progress and celebrate small milestones along the way. With a target of $10,000, you can set monthly deposit goals to ensure you are staying on track.

It's also important to make sure your savings goal is achievable. To reach $10,000 in a year, you'd need to deposit approximately $833 per month. Take a look at your current spending and income to determine if this is a realistic and attainable figure for you.

Make sure your savings goal is relevant to your current lifestyle and future plans. Ask yourself, "Why am I saving?" and choose a goal that aligns with your objectives. Are you saving for a down payment on a house, or for a big trip in 2025? Make sure your goal is specific to your needs and desires.

4. To accurately track your spending on variable expenses, look at your bank statements or credit card statements from the past 2-3 months. This will help you get a better idea of how much money you're actually spending each month.

5. Now that you have a clear understanding of your fixed and variable expenses, it's time to add them up. Get out that calculator and crunch those numbers! This will give you an average amount of money you spend each month - and hopefully, it's less than what you're earning.

2. Quit your Starbucks habit. I know, I know, this one is tough. But did you know that spending $7 a day on coffee adds up to over $2,500 a year?! That's insane. So, try making your coffee at home or bringing it with you from home. Your bank account will thank you.
3. Sell stuff you don't need anymore. We all have those clothes, gadgets, or furniture items that we never use. Instead of letting them collect dust, sell them on websites like eBay or Facebook Marketplace. You'll declutter your space and earn some extra cash.
4. Cancel subscriptions you don't use. Do you really need that gym membership, magazine subscription, or streaming service? Probably not. Take a look at your monthly subscriptions and see which ones you can do without.
5. Pack your lunch and snacks for work. Eating out every day can add up quickly. If you spend about $15 each workday on lunch, that's over $5,000 a year! Instead, try meal prepping or bringing leftovers from home. Your wallet and your waistline will thank you.
6. Plan out your meals for the week and shop accordingly. Going to the grocery store multiple times a week can lead to overspending. Instead, plan out your meals in advance and buy all the groceries you'll need at once. It'll save you time and money.
7. Quit bad habits. I'm not here to lecture you, but let's be honest: smoking, drinking, and partying all cost money. If you can cut back on these habits even a little, you'll see a positive impact on your bank account.
8. Unsubscribe from shopping emails. We all know how tempting those "20% off" emails can be. Avoid the temptation altogether by unsubscribing from those mailing lists. Trust me, your wallet will thank you.
9. Use coupon codes when you shop online. Before making any online purchases, do a quick Google search for coupon codes. You might be surprised at how much you can save.
10. Buy non-perishable items in bulk. Things like toilet paper, paper towels, and cleaning supplies can be much cheaper when bought in bulk. It'll save you money in the long run.
11. Cook at home instead of eating out. Going out to eat is a luxury, not a necessity. Try cooking at home more often and you'll see a big difference in your monthly expenses.
12. Pay off your credit card in full each month. This one is important. Carrying a balance on your credit card can lead to steep finance charges. Make it a priority to pay off your balance in full each month to avoid those extra fees

3. While you're waiting for your pre-qual letter, it's a good idea to make a list of your non-negotiables – it may seem like a small detail, but it will save you time and energy in the long run. Ex. You need to be in a specific zip code, your work commute must be 30 min or less, etc. This can take anywhere from 5 minutes to 1 week!

4. Once you receive your pre-qual and you have informed your agent of your non-negotiables, you're ready to get out there and tour homes! Don't rush – finding the perfect home is a process that may take anywhere from 1 week to several months.

5. When you do find the one, it's time to make an offer and negotiate the deal. This can take anywhere from 3 to 5 days, but don't worry – your agent will have your back every step of the way.

6. After your offer is accepted, it's time to get your loan approved and have an appraisal and inspection. This process takes around 1 month, but patience is key!

7. Finally, it's time to close on your home! This can happen in as little as 1 day, and before you know it, you'll be walking through the doors of your new home sweet home!
